Structure & Civil

• Steel – Indus, Sunvik, RD or equivalent brand, ISI mark Fe550 TMT steel will be provided, as per structural drawing reinforcement will be provided.
• Depth of the foundation is considered up to 6 feet.
• Plinth will be 18” height from road level.
• Cement – ACC, Ramco super Crete, JSW or equivalent brand, 53, 43 grades cement will be provided
• Walls – Standard concrete solid blocks will be provided. for External wall 6inch thick, for Internal wall 4inch thick will be provided. (Wire-cut bricks can be used with additional cost Rs 160/ sq. ft on the package).
• Lintel beams-Will be provided wherever required above openings of windows and doors.
• Coarse aggregates – Standard 20mm, 40mm aggregates will be provided.
• Fine aggregates – M-sand will be used for concrete and block masonry, plastering P-sand will used be for plastering.
• Concrete – As per structural Engineer recommendation will be provided
• Concrete Mix- Ready Mix, Manual mix concrete will be provided for footings and roof slabs if required.
• Floor height – Floor to floor height 10.6” feet will be provided.

Kitchen

• Kitchen counter top granite will be provided up to Rs.150 per sq. ft.
• Kitchen dado tiles will be provided up to Rs.70 per sq. ft.
• Kitchen sink faucet and accessories will be provided up to Rs.8500.

Bathroom

• Sanitary ware and CP fittings will be provided up to Rs.50,000 for each 1000sq.ft of construction).
• Bathroom tiles – branded wall tiles will be provided up to Rs.60 per sq. ft, antiskid floor tiles will be provided up to Rs.60 per sq. ft.
• CPVC and PVC conducts – ISI brand will be provided.
• Exhaust fan will be provided.
• Frame and door – Sal wood frame and waterproof door shutter will be provided worth up to Rs.9000 including fixtures ISI brand will be provided.

Flooring

• Tiles will be selected from Kajaria, Somani or any other brand as per client requirements
• Living and Dining – Branded vitrified tiles will be provided up to Rs.100 per sq. ft.
• Kitchen and Rooms – Branded vitrified tiles will be provided up to Rs.80 per sq. ft.
• Staircase flooring – Granite will be provided up to Rs.110 per sq. ft.
• Granite selection as per client requirement
• Balcony – Anti skid tile will be provided up to Rs.60 per sq. ft.
• Parking – Parking tile will be provided up to Rs.50 per sq. ft
• Pooja Room Slab up to Rs 140 per sq. ft

Doors and Windows

• Main Doors – Teak wood frame and shutter will be provided sizes are standard, door design will be standard, worth up to Rs.45000 including hardware ISI brand.
• Internal Doors – Sal wood frame and primer membrane shutter will be provided sizes are standard, door design will be standard, worth up Rs.11000 to including hardware ISI brand.
• Standard three track UPVC windows with 5mm clear glass with reinforced steel section frames with M.S safety grills up to Rs 600/ Sq. Ft. will be provided with standard designs. Area of openings will be 7%.

Electricals

• Wires – Finolex FR, Havells FR or equivalent brand fire proof wires will be provided
• Switches and panels – GM Model, Roma model or equivalent brand switches and will be provided.
• DB and MCB – Indo Asian Brand.

Painting

• Internal painting – Two coats of putty (Birla or JK brand make) for wall and ceiling, one coat of internal primer and Two coats of Premium Emulsion paint will be provided.
• External painting – One coat of exterior primer and two coat of Asian paints Apex weather proof paint will be provided.
• Metal and Wood painting – Two coats of Asian paints enamel will be provided for window grills, M.S gate, M.S railings.
• All paints shades will be selected as per client requirement, Asian paint brand make.

Waterproof

• Toilets surfaces applying of acrylic polymer cementitious coating of brush bond will be provided, for covering of plumbing lines waterproof screed will be done.
• Terrace waterproofing applying of acrylic polymer cementitious coating of brush bond will be provided and waterproof screed concrete will be done
• Dr. Fixit or FOSROC brand waterproofing chemicals will be provided.

Additional Benefits from Standard Package

• Soil Test report.
• Anti-termite treatment will be provided.
• Parapet wall will be provided, standard height will be 3 feet with block masonry.
• Compound wall will be provided, standard height will be 4 feet with block masonry. (Charge additional if less than 3000 sq. ft of construction).
• M.S railing will be provided for staircase, standard design will be provided with 180 Rs/ Sq. Ft.
• S.S railing will be provided for Internal staircase, standard design will be provided with 350 Rs/ Sq. Ft.
• Inverter provisions will be provided.
• CCTV provisions will be provided.
• UPS provision will be provided.
• Underground sump tank will be provided with 8inch thick block masonry, capacity of the tank will be 8500 Liters (capacity will increase depends up on total buildup area).
• Overhead tank with capacity of 1500 Liter, Ashirvad ISI mark tribble layer tank will be provided.
• M.S main gate will be provided with standard design up to Rs 400/sq. ft.
• Texture paint will be provided for front elevation.

Exclusion from Package

• Water for construction, temporary power connection needs to provide client (our team will be support for approvals).
• Required approvals form the Govt. for construction of project (our team will be support to get approvals).
• Road cutting, Mass excavation, Rock breaking, SSM, Rock drilling, expedience’s shall be borne by client.
• Borewell, Electrical meter, Earthing, meter box and BESCOM charges shall be borne by client.
• Elevation will be additional.
• To provide a space for material storage at site premises.
• Additional Works except in BOQ will be charged additional.

Warranty

• 10 Years of warranty will be providing for structure and 5 Years for seepage problems.
• Dedicated Civil Engineer, Supervisor team will be assigned for quality of work to be executed on site. Inspection of work progress and monitoring of required materials and labour force.
• Soil test will be done before going to structural design. soil SBC is considered as 180kn/m2.
• Warranty from all the product will be availed directly from the manufacturer of the product.
• Providing all the required bills to the client to claim the warranty .
